What to Expect During a Roof Replacement

Understand the main stages of a roof replacement, from assessment and planning through to final checks.

A roof replacement starts with an assessment of the existing roof, access, drainage, flashings, penetrations, and any visible structural concerns. The contractor can then recommend materials and prepare a detailed scope and quote.

Before work begins, materials are ordered and site access, safety systems, weather conditions, and waste removal are planned. You should know what areas need to remain clear and how the property will be protected during the work.

The old roofing is removed in manageable sections so the building is not left unnecessarily exposed. The underlying structure is checked, and agreed repairs are completed before new underlay, roofing, flashings, and associated components are installed.

Timing varies with roof size and complexity, access, material availability, and weather. Your contractor should communicate schedule changes and explain any concealed damage discovered after removal.

At completion, the site is cleaned, drainage and roofing details are checked, and warranty or maintenance information is provided. A clear process and regular communication make the replacement easier for everyone.
